What the EMI does not include
The instalment covers principal and interest only. Budget separately for stamp duty and registration, the builder transfer charge if the unit is still under construction, processing fees, legal costs and property insurance.
Resale lending is different
- Lenders fund a percentage of their own valuation, not your agreed price. If they value it lower, you cover the gap in cash.
- An unregistered under-construction unit needs the builder's tripartite agreement before most lenders will disburse.
- If the seller has an existing loan on the unit, disbursement is routed to close that first. Build the timing into your agreement.
On tenure
Stretching the tenure lowers the EMI and raises the total cost sharply. Run both 15 and 20 years above and compare the total interest — the difference is usually larger than people expect.
