M3M Antalya Hills is a low-rise residential development in Sector 79, Gurugram. M3M's own announcement in March 2026 said it had received an occupancy certificate and commenced possession, and described the project as spread across 33 acres at the foothills of the Aravallis, with around 2,540 residences in 2.5 and 3.5 bedroom configurations and only four apartments to a building.

That description is worth reading twice, because it tells you this is not a Gurugram high-rise with a different name on it. Four apartments per building, spread across a large site, is a different way of living and a different thing to buy.

Which phase is your unit in

A project this size is handed over in stages, and the stage your unit sits in decides what kind of transaction you are making. M3M's announcement covered possession beginning; it did not say every building was complete.

So the first question, before price, before floor, before anything: has the occupancy certificate been issued for the building your unit is in, and can that unit be registered today? If yes, you are looking at an ordinary sale deed and registry — stamp duty and registration to the state, and the developer not a party. If no, you are looking at a builder transfer: the developer's no-objection certificate, its transfer charge, its timeline. Two units a few hundred metres apart on the same site can be in different positions on this. Never assume from the project that it applies to the unit.

Four flats to a building changes what you are buying

In a tower of two hundred flats the maintenance agency is a fact of life you inherit. In a building of four, your neighbours are the building. Who fixes the water pump, who pays when the common staircase needs painting, whether there is a working arrangement for shared services or only an assumption — these become immediate, personal questions rather than line items on a bill. Ask how common services are actually run here: what the developer's agency covers across the wider site, what falls to the four owners, and whether any of it is in writing.

The floor you buy matters more than it would in a tower, and not only for the view. In low-rise stock the ground floor and the top floor are genuinely different products — one usually comes with outdoor space at ground level, the other with terrace, and the trade-offs around privacy, heat, water pressure and stairs are not the same. Descriptions mention a private terrace and a dedicated basement as features here. Establish precisely what is attached to the unit you are being shown and what document says so, because attached outdoor and basement space is one of the most common sources of dispute in independent-floor purchases.

Be honest with yourself about the location

This is the part a brochure will not tell you plainly. Sector 79 is in the New Gurugram belt towards NH-48, and it is not on the Golf Course Extension Road or Sohna Road corridors where most of M3M's older residential stock sits. Locality guides for the sector describe it as some distance from both the Southern Peripheral Road and the Dwarka Expressway, and there is no metro station adjacent to it.

For some buyers that is exactly the appeal — a lower-density site against the Aravallis, more space for the money, away from corridor congestion. For others it is a commute that will not improve just because the flat is nice. If you work in Cyber City, Udyog Vihar or on Sohna Road, drive the route on a working weekday morning before you sign anything. Do it once at nine and once at seven. Everything else about a home can be renovated. The drive cannot.

One more thing worth checking on the ground: a hillside site means the outlook from one building can be completely different from the one beside it. Views into greenery and views into the next row of buildings are priced the same by people who have not visited. Go and look at the specific unit.

What to check before you pay a token amount

  • The occupancy certificate position for your specific building, and whether the unit can be registered today.
  • If it cannot: the developer's transfer charge in writing, and its statement of account showing paid, outstanding and accrued interest.
  • Exactly which terrace, basement, garden and parking areas are attached to the unit, and the document that records it.
  • How common services are run in a four-apartment building, and what the developer's agency covers across the wider site.
  • The monthly maintenance figure for your unit, from the agency rather than the seller.
  • A no-dues certificate if the unit is already occupied. Arrears follow the flat.
  • Which phase your unit is in, and what is still under construction around it — a year beside active construction is a real cost.
