About Trump Tower Noida (M3M The Cullinan II)

Trump Tower Noida is in Sector 94, Noida, at the Delhi end of the Noida Expressway. Before anything else: "Trump Tower" is not the name it is registered under. The UP-RERA record for this site is M3M The Cullinan II, and the Trump name is a brand licence over a project M3M is building. Almost everything difficult about buying here follows from that.

It is under construction, and it is easily confused with two things: the earlier Cullinan phase next door, and a separate Trump-branded project in Gurugram.

There are two Trump-branded towers in NCR and they sit in different states

One is on Golf Course Extension Road in Sector 65, Gurugram, in Haryana, under HRERA. The other is this one, in Sector 94, Noida, in Uttar Pradesh, under UP-RERA. They share a brand licensor and little else that matters legally: different registers, different regulators, different stamp duty, different sub-registrar, different developer entity.

They also require different things of the person selling them to you. An agent registered in Haryana is registered for Haryana; acting as an agent on a Noida transaction requires UP-RERA agent registration in its own right, held separately. So before you talk numbers here with anyone — us included — ask for their UP-RERA agent registration number and verify it on the portal. Anyone who cannot produce one for a Noida deal is not registered for the transaction he is attempting, whatever he holds elsewhere.

Search the register for "Cullinan", not for "Trump"

When you verify this project on the UP-RERA portal — and you should, personally, before you pay anything — the word "Trump" may not appear. The registration sits under the Cullinan name with a phase number. If you search the brand and find nothing, you searched the wrong term rather than found a problem.

Three things to check once you have it: that the registration is live; that the declared completion date matches what you were told verbally, which is where the gap usually shows up; and that the promoter company named on the register is the company named on your transfer paperwork. The promoter of record here is a dedicated company rather than the brand on the hoarding, which is ordinary; a mismatch between register and documents is not.

There is a second registration in play at this address. M3M The Cullinan — the earlier phase — has its own page on this site, its own registration, completion date and promoter. Two neighbouring towers can sit at very different stages with very different recourse. Know which one your unit falls under before you agree a price.

The published figures for this project do not agree with each other

We have printed no tower count, unit count, land area or floor count here, and that is deliberate. Land area is given variously as roughly one and a half acres and as five acres; unit count as 156 in one place and 254 in another; floor counts and unit sizes vary the same way.

Some of that is the ordinary noise of a project sold through many channel partners; some is the difference between what a registration covers and what a brochure describes. None of it belongs on a page that calls itself verified. The registration filing governs, it is public, and we would rather publish what it says than repeat a figure we cannot stand behind.

What changes hands before possession, and what Noida adds

What changes hands is an allotment — the contractual right to a unit — rather than a finished flat with a title. The builder must approve the transfer and charges a fee for it, usually per square foot with GST on top. No sale deed and no stamp duty at this stage; both come later, at conveyance. You also inherit the seller's payment plan from wherever he has reached, which makes the outstanding balance as important as the agreed price.

Then there is the part with no Gurugram equivalent. Noida development normally sits on land held on a long lease from the Noida Authority rather than sold freehold, and when that interest transfers the Authority requires the lease recorded in the new name. That means an Authority transfer charge and a Transfer Memorandum — a payment and a process that do not exist in a Haryana registry. Stamp duty and registration are separately payable to Uttar Pradesh at its own rates, structured differently from Haryana's and turning partly on whether the buyer is a sole female owner.

What the address means day to day

Sector 94 sits between the Yamuna and the Noida–Greater Noida Expressway, beside the Mahamaya flyover, where Noida meets South Delhi. It has a working Delhi Metro station in the sector — Okhla Bird Sanctuary, on the Magenta Line, running since 2017 — which is a materially different proposition from an announced corridor. The bird sanctuary adjoins, so a large part of the surroundings is protected and will not become another tower.

The caveat is the one every Delhi–Noida boundary address carries. The crossings at DND and Kalindi Kunj behave very differently at nine on a Tuesday morning than at a Sunday viewing. Drive the real route at the real hour.

No. The project is under construction and this page therefore lists no amenities at all. Pools, clubhouses, concierge arrangements and landscaped decks described in marketing material are commitments in a plan, not facilities you can inspect. We add amenities to a project page only when the facility is finished and in use, because a list that quietly mixes what exists with what is promised is worse than no list. What you can do now is read what the agreement for sale and the registration actually oblige the promoter to build, and by when, which is a far more useful document than the brochure.
