About M3M The Line

M3M The Line is in Sector 72, Noida. Not Gurugram — the two get confused constantly online, and the difference matters, because a Noida project sits under a different regulator, a different land tenure and a different set of transfer rules than anything on Golf Course Extension Road.

The project is under construction. Nothing here has been handed over, so every resale is the transfer of somebody's booking rather than the sale of a finished unit. That one fact governs the rest of this page.

Three different products are sold under one name

The Line is mixed-use, and "a unit in The Line" can mean any of three things:

  • Retail shops on the lower levels, sold as commercial space.
  • Studio apartments — small self-contained units.
  • PentSuites, which M3M markets as serviced apartments with concierge services.

These are not variations of one purchase. They carry different price bases, different buyer pools, different lending treatment and different exit routes. A serviced suite committed to a managed scheme does not resell like a studio you hold and let yourself, and neither resells like a shop.

So before anything else, establish in writing which of the three the seller actually holds. Read the allotment letter, not the floor plan. We ask for the allotment letter on the first call for exactly this reason.

What "serviced" means, and what it does not

This is where buyers get hurt, because one word covers several very different arrangements:

  • a unit you own outright and may occupy or let as you wish;
  • a unit you own but which is contractually committed to an operator's inventory, with income pooled across owners;
  • a right to use a room in a managed scheme, which is not ownership of a unit at all.

M3M's own published page for The Line PentSuites names no hotel operator, sets out no rental pool and promises no assured return. Anything a channel partner tells you about guaranteed income therefore has no support in the developer's published material.

If somebody quotes you an assured return on a serviced unit, ask which clause of the agreement carries it. If the clause does not exist, the return does not exist.

The land is leasehold, and that changes the paperwork

Noida is not Gurugram in the way that matters most here. Land in Noida is allotted by the Noida Authority on lease rather than sold freehold, and M3M's own regulatory disclosure for this project records a lease deed executed with the Noida Authority in 2023, with the promoter entity named separately from M3M India itself.

What that means for a resale buyer:

  • What is eventually registered in your name is a sub-lease, not a freehold sale deed.
  • A transfer generally needs the Authority's permission as well as the promoter's, and the Authority can levy its own charge on top of the builder's.
  • Lease rent and the residual lease term are real items with real numbers. Ask what they are.
  • Some lenders price leasehold differently, and a few will not fund a studio or serviced unit at all.

None of this makes the purchase bad. It makes it a different purchase, and the costs belong in your arithmetic before you negotiate rather than after.

Resale before possession is a builder transfer

Because nothing has been handed over, a resale here is an assignment of the original allottee's booking. In practice:

  • The promoter has to consent, and charges for consenting.
  • On leasehold land the Authority's permission may be needed as well.
  • There is no stamp duty yet, because there is no deed to register. That arrives later, on the sub-lease.
  • Payments already made and payments still due both travel with the unit.

Ask for the demand letters raised so far and the receipts against them, and read the ledger rather than the seller's summary of it. A booking that is behind on payments carries interest, and the interest becomes yours the moment you take it over.

Who is allowed to sell this to you

The Line is registered with the Uttar Pradesh Real Estate Regulatory Authority. HRERA registration covers Haryana only and does not extend into Uttar Pradesh, so an agent working on this project needs UP-RERA agent registration in its own right.

Ask any agent showing you a unit here for their UP-RERA number — including us. If we cannot produce one for a Noida transaction, we should not be handling it, and we will tell you so rather than take the enquiry.

Noida. The project is in Sector 72, Noida, and it is listed on M3M's own site under its Noida developments. It is worth being blunt about this because the name gets attached to Gurugram in search results and in agent listings, and the two are not interchangeable. A Noida project is registered with UP-RERA rather than HRERA, sits on land leased from the Noida Authority rather than freehold land, and carries a different set of transfer permissions and charges on resale. If someone is offering you a unit in "M3M The Line, Gurugram", they are either describing this project inaccurately or describing something else entirely.

One of three things, and you have to establish which before you talk about price. The Line carries retail units on the lower levels, studio apartments, and PentSuites which are marketed as serviced apartments with concierge services. They are separate products with separate buyer pools. A shop is valued on footfall and rental yield. A studio is valued against other small residential units in central Noida. A serviced suite may be committed to a managed arrangement that limits what you can do with it, which narrows the pool of people who will buy it from you later. The allotment letter says which one the seller holds. Ask for it before you discuss numbers.

What is eventually registered in a buyer's name in a project like this is a sub-lease rather than a freehold sale deed. Practically this means the Authority is a party to your paperwork as well as the promoter: transfer usually needs Authority permission, the Authority may levy its own charge, and there is a lease rent and a residual lease term that you should ask about in writing. Leasehold is normal in Noida and is not a defect. It is simply a different transaction from a Gurugram freehold purchase, and the costs are different.

M3M's own published page for The Line PentSuites names no hotel operator, describes no rental pool and promises no assured return. That is the developer's public position. If an agent or a channel partner tells you otherwise, ask them to point to the clause in the buyer's agreement that creates the obligation, and ask who is liable under it. Assured-return arrangements in serviced and studio schemes have a long history of going wrong across NCR, and the ones that failed were almost always promised verbally or in a brochure rather than written into an enforceable document. If it is not in the agreement, treat it as not existing.

As a transfer of the original allottee's booking, not as a registry. The promoter has to consent to the transfer and charges a fee for it, and on leasehold land the Noida Authority's permission may be required as well. There is no stamp duty at this stage because there is no conveyance to register yet — that comes later when the sub-lease is executed. What does transfer immediately is the payment position: everything the seller has paid, and everything still outstanding on the construction-linked or time-linked schedule. Get the full ledger and every demand letter raised so far, because arrears and the interest accrued on them become your liability on transfer.

Not on HRERA registration alone. HRERA covers Haryana. Uttar Pradesh has its own authority, UP-RERA, and an agent facilitating a transaction in a UP-registered project needs UP-RERA agent registration separately. This is worth asking of anyone who shows you a unit here, and it is worth asking of us. We would rather tell you plainly that a Noida transaction sits outside our Haryana registration than take an enquiry we are not registered to complete.

It depends on the lender and on which of the three products you are buying, more than it depends on the project. Small studio units and serviced apartments are treated more cautiously than ordinary apartments by most lenders, leasehold land adds a layer of documentation, and an under-construction booking that has not yet reached sub-lease is harder again. Some banks decline the category outright. Tell us which bank you are with and what you are looking at, and we will tell you what they will ask for rather than guess at the answer.
