Gurugram is in Haryana and comes under HRERA. Noida is in Uttar Pradesh and comes under UP-RERA. Separate authorities, separate registers — and the separation applies to agents exactly as it applies to projects.

An agent registered in Haryana is registered in Haryana. Acting as an agent on a Noida transaction requires UP-RERA agent registration in its own right, held separately. So before you discuss a single unit here with anybody — us included — ask for their UP-RERA agent registration number and check it on the portal yourself. Someone who cannot produce one for a Noida deal is not registered for the transaction he is attempting, whatever he holds in another state.

Two names on one address, and possibly one registration

Two project names attach to this site: M3M Jacob & Co Residences, the residential part, and M3M Jewel Crest Avenue, the high-street retail part. Several sources quote the same UP-RERA registration number for both, which would mean a single registration covering a mixed-use scheme rather than two independent projects. Some sources also use "M3M Jewel Crest" for the residential half.

We have not settled that from the register ourselves and will not pretend otherwise. It matters concretely: the registration decides what your allotment is legally attached to, whose declared completion date governs your unit, and where you stand if one half of the scheme moves faster than the other. Take the number off your own transfer paperwork rather than off a brochure, look it up on the UP-RERA portal, and read what it actually covers.

What changes hands before possession

An allotment, not a flat. There is no sale deed and no stamp duty at this stage; both arrive later, at conveyance. The builder has to approve the transfer and charges a fee for doing so, normally per square foot with GST on top, and until that approval is issued in writing nothing has legally moved.

You also take over the seller's payment plan from wherever he has reached, which makes the outstanding balance as important as the headline price. Two units advertised at similar figures are not comparable until you know what is still due on each. Take the payment position in writing from the builder rather than the seller, and ask whether interest or penalty has accrued on any late instalment — that follows the unit, not the person who ran it up.

The Noida arithmetic is not the Gurugram arithmetic

If you have priced a Gurugram purchase and are now comparing this one, put the Haryana numbers away. Three things differ and all three cost money.

  • Stamp duty and registration are state subjects. Uttar Pradesh sets its own rate on its own valuation basis, and the UP rate turns partly on whether the buyer is a sole female owner, a joint pair, or a male owner. Registration is charged separately.
  • Noida land is normally leasehold. Most Noida development sits on land held on a long lease from the Noida Authority rather than sold freehold. On a resale the Authority requires the lease to be recorded in the new name, which means an Authority transfer charge and a Transfer Memorandum — a payment and a process with no equivalent in a Gurugram registry.
  • The sub-registrar is a different office in a different district, Gautam Buddha Nagar, with its own procedure and circle rates.

The stamp duty calculator on this site defaults to Haryana. For a Noida purchase, set Uttar Pradesh's rates and confirm the current figures before you budget. A stale number in a spreadsheet is how people arrive short at registration.

What the branding is worth to a resale buyer

A branded residence is a licensing arrangement. A luxury house lends its name and, usually, a design and specification standard; the developer builds, and the buyer pays a premium for the association. That premium is real money, so be clear about what it buys and what it costs to keep.

Three questions decide whether it survives to resale. Who is contractually bound to maintain the branded finish and the common areas to the standard the name implies? What does that cost per square foot per month, and is the charge fixed or reviewable? And what happens if the licence lapses or is not renewed, which is a normal commercial event dealt with somewhere in the documentation.

Nobody can tell you what this address will fetch in 2031, and you should distrust anyone who claims to. What can be said is that branded stock prices on the strength of the operating agreement behind it rather than on the logo — and that agreement is a document you are entitled to read before you buy.
