What stands out

  • A two-tower project in Sector 65 on the Golf Course Extension Road corridor, developed jointly by M3M India and Tribeca Developers.
  • The Trump name is licensed rather than owned. Read the licence terms — its duration, any recurring fee, and what services it actually obliges — before paying a brand premium.
  • Not the only Trump-branded project in the region. A separate one launched in Sector 69 with a different partner, another in Noida. Check the sector and promoter on every document.
  • On a joint development, establish which entity issues the no-objection certificate and takes the transfer charge. It is not automatically the name you recognise.
  • Whether the occupation certificate has been received decides whether this is a builder transfer or an ordinary registry — different costs, paperwork and timelines. Ask us for the current position.
  • At these values, transfer charges, stamp duty and registration are large absolute numbers. Work out the full cost of acquisition before you negotiate, not after.
  • No amenities are listed on this page. Until handover is confirmed and facilities are in use, there is nothing honest to list.

About Trump Towers Delhi NCR

Trump Towers Delhi NCR is a two-tower residential project in Sector 65, Gurugram, on the Golf Course Extension Road corridor. Tribeca Developers' own material describes it as developed jointly by Tribeca and M3M India, names Olive Realcon as a co-developer, and states that it is registered with the Haryana Real Estate Regulatory Authority under a 2017 registration. The Trump name is licensed, not owned: reporting at launch described a brand licence from the Trump Organisation covering a couple of hundred residences, with the building developed and run by the Indian partners.

That distinction is not pedantry. It is the first thing a resale buyer should understand, because a meaningful part of what you pay for is the name on the building, and the name sits on a contract with terms.

Establish which project it is, and who your counterparty is

There is more than one Trump-branded residential development in the region, with different developers behind them. This one is in Sector 65, Gurugram, developed with M3M. A separate Trump-branded project launched in Sector 69, Gurugram, by Tribeca with a different partner — not M3M. Another has been marketed in Noida. Same brand, different buildings, promoters, stages and prices. If a listing says only "Trump Towers Gurgaon", ask which sector and who the promoter is before you read the price.

The second half of that question matters as much. In a resale before registration the developer sits in the middle: it issues the no-objection certificate, records the transfer and charges for it. Buyers assume that entity is M3M, because that is the name they know, but the RERA registration and developer material name Tribeca entities as well, alongside M3M and a co-developer. Get it straight before you commit — whose certificate is required, whose transfer charge applies, whose account the money goes to, whose signature appears on the assignment. On a joint development this is routine, and equally routine to discover late. A transfer sent to the wrong entity is weeks lost.

Where the project stands, and why that changes the transaction

The status recorded here is that the project is close to handover rather than delivered, and that is deliberate. Sources disagree: the completion date from the RERA filings was the end of 2024, marketing material referred to possession in mid-2025, and pages published since describe the project as ready to move with an occupation certificate received. We have not confirmed that certificate from a source we would stand behind, so this page does not claim it.

For a buyer it is the most consequential open question, because it decides what kind of purchase you are making.

Before the occupation certificate and registration, a resale is a builder transfer — the developer's no-objection certificate, its charges, its timeline. After registration it is an ordinary sale deed and registry, and the developer is not a party at all.

The two routes differ in cost, paperwork and timing. Ask us for the current position first, and expect us to tell you what we have seen rather than what a listing says.

What a brand licence does and does not give you

Branded residences are sold on the strength of a name, and the terms behind it are worth reading rather than assuming. Find out whether the licence has a term and what happens at the end of it. Find out whether any recurring fee attaches to it, separately from maintenance, and whether that fee follows the flat to you. Find out what services the brand actually obliges the operator to provide, because the answer is sometimes narrower than the marketing implies.

None of this suggests anything is wrong. These are the terms of a commercial arrangement you are buying into, and a seller who cannot answer them has not read their own agreement. The arithmetic is not small either: transfer charges, stamp duty and registration are rates applied to a large base. Work out the total cost of acquisition before you negotiate, not after.

What the address means day to day

Golf Course Extension Road runs from the Sector 55-56 crossing towards Sohna Road, with Sector 65 along it. The nearest rail link is the Rapid Metro at Sector 55-56, which reaches the Cyber City offices without putting you on a highway. Everything else is a car journey, and the corridor carries real traffic at office hours — drive it at nine and again at seven before you commit. The surrounding sector is established, with retail, schools and clinics filled in over recent years, and other developments within a short drive.

What to check before you pay a token amount

  • Whether the occupation certificate has been received, and whether your unit is registrable today. This decides everything else.
  • Which entity issues the no-objection certificate, and the transfer charge, in writing.
  • The developer's own statement of account for the unit — paid, outstanding, accrued interest.
  • The brand licence terms, including any recurring fee and whether it passes to you.
  • The monthly maintenance figure for your unit, from the agency rather than the seller.
  • Your lender's position on the transaction in its current form, settled before you commit.

Where we do not hold the answer to something here, we say so and go and find out rather than filling the gap. If anything on this page turns out to be wrong, tell us and it is corrected or removed the same day.

Questions about Trump Towers Delhi NCR

Answered from what we actually hold on this project, and updated as listings change.

Trump Towers Delhi NCR is currently nearing possession. Ask us for the latest position — we would rather tell you on the phone than publish a date we are not certain of.

This page is the Sector 65, Gurugram project, developed jointly by M3M India and Tribeca Developers on the Golf Course Extension Road corridor. A separate Trump-branded residential project was launched in Sector 69, Gurugram, by Tribeca with a different development partner, and a Trump-branded project has also been marketed in Noida. They share a brand and nothing else. If a listing says only 'Trump Towers Gurgaon', ask which sector and which promoter before you read the price on it.

No. Reporting at launch described a brand licence: the Trump Organisation licenses the name, and the building is developed and operated by the Indian partners. That is the standard structure for branded residences worldwide and there is nothing unusual about it, but it is worth understanding, because part of the price here is the name. Ask what term the licence runs for, whether any recurring fee attaches to it separately from maintenance, whether that fee follows the flat to you, and what the brand actually obliges the operator to provide.

That has to be established rather than assumed, because this is a joint development and buyers default to the name they recognise. Before a transfer, the developer issues the no-objection certificate, records the change in its books and charges for it — so find out which entity performs that role here, what the charge is in writing, whose account it goes to and whose signature appears on the assignment. Sending paperwork or money to the wrong entity on a joint development costs weeks.

It depends on whether the occupation certificate has been received and whether your specific unit can be registered today, and that position has been changing. Before registration, a resale is a builder transfer with the developer's no-objection certificate, its charges and its timeline. After registration, it is an ordinary sale deed and registry, you pay stamp duty and registration to the state, and the developer is not a party. The costs and the timelines are meaningfully different, so ask us for the current position before you do anything else.

Because we could not confirm it from a source we would stand behind. The completion date in circulation from the RERA filings was the end of 2024, marketing material referred to possession in mid-2025, and some pages published since describe it as ready to move with an occupation certificate received. Those may well be right. Until we have seen the document, this page records the project as close to handover rather than delivered. We would rather be a step behind the truth than a step ahead of it on a page a buyer relies on.

More than buyers allow for, because every add-on is a rate applied to a large base. Depending on the route, expect some combination of the developer's transfer charge, any outstanding instalments to the developer, stamp duty and registration at the state's rates, and the interest-free maintenance security deposit. There may also be a brand-related fee separate from ordinary maintenance. Ask for each of these as a rupee figure for your specific unit before you negotiate, and add them up. Our transfer charges and stamp duty calculators are linked on this page for exactly this.
